Welcome to our dedicated consultation website, showcasing proposals for a nature retreat featuring circa. 96 cabins on land at New Park, Northbourne, shown in red below. This project builds on the heritage and character of the Northbourne Estate.
The site’s rural setting and its historic role within the Northbourne Estate have helped shape a distinctive landscape and ecology. These qualities are central to our proposals, which aim to deliver a number of benefits detailed below.

Project benefits
- Circa 96 cabins sensitively set into the landscape
- At least 10% increase in biodiversity
- Extensive planting including wildflower meadows, orchards, and woodlands
- In the region of 39 new jobs created during construction
- In the region of 25 permanent jobs created to support the retreat, including on-site and management roles
- £2.3 million added annually to the Dover economy
- An estimated £11 million in visitor spending in the local area
- A portion of revenue from bookings will help fund the planting of new trees

What happens next?
A planning application has now been submitted to Dover District Council which once validated will be published on this website. Subject to receiving planning permission, we hope to start on site next spring with the new retreat expected to open in autumn 2026.
